Geotechnical Appraisal Report
Identifies ground hazards, development constraints and further investigation needs.

Explore report types ↓Different project stages call for different geotechnical documents. Explore the common report categories in Auckland Council’s earthworks and geotechnical framework.
Requirements vary by project risk, scope and consent conditions. Not every project needs every report, and some reports can be combined.
Identifies ground hazards, development constraints and further investigation needs.
Assesses potential effects of excavation, groundwater drawdown and settlement on neighbouring properties and assets.
Presents factual borehole, CPT and laboratory results, separately from engineering interpretation.
Interprets site geology, geotechnical hazards and implications for proposed development.
Records ground parameters, design assumptions, calculations and recommendations for the proposed works.
Defines monitoring locations, alert levels, monitoring programme and contingency measures.
Reviews measured ground movements or groundwater changes against project monitoring criteria.
Documents groundwater level changes, drawdown trends and measured settlement; compares results with project-specific alert and action levels, identifies exceedances and records monitoring recommendations.
Documents completed earthworks, verification, as-built records and lot-specific recommendations.
Updates earlier reports when new ground information, design changes or lot requirements arise.
Reporting evolves as the project moves from understanding ground conditions to verifying completed earthworks.
These categories follow the Auckland Council Code of Practice for Land Development and Subdivision, Chapter 2: Earthworks and Geotechnical, Section 2.9 and Table 4 (Version 2.0, May 2023). The Code has a defined scope; the exact documents required for any development depend on its applicable consent conditions and risk.
Earthworks specifications, geotechnical drawings and Producer Statements (PS1, PS2, PS4) may accompany the relevant reports but are not interchangeable report types.
